Case Study: Revitalising a Medical Centre Car Park in Joondalup, WA

The challenge 

After years of exposure to harsh sun, wind and rain, the surface of a busy medical centre car park in Joondalup had significantly deteriorated. The original thick flexible coating had cracked and lifted under the strain of regular vehicle traffic. 

A new resurfacing solution was required that would be: 

  • Hard wearing 
  • UV stable 
  • Non-slip 

The solution 

Working in partnership with contractor PM Industries, Fosroc ANZ Account Manager Ron Ierino recommended a robust resurfacing system using a combination of Fosroc and Dulux products. 

Scope of works 

  1. Removal of old coatings and thorough surface cleaning
  2. Priming with Nitomortar 903, lightly sand-seeded to aid bonding
  3. Application of a thick body coat of Nitoflor FC150 HP (Koala Grey), fully blinded with sand while wet to create a slip-resistant finish
  4. Application of a final top coat of Nitoflor PA (Pipeline Grey) for UV and abrasion resistance
  5. Line marking using Dulux Roadmaster for yellow kerbing and white traffic lines

Key benefits 

Minimised disruption   

The fast-curing Nitomortar 903 primer helped reduce downtime and allowed limited car park access during works.   

“A car or two tested the strength of our coatings before they had properly dried,” said Ron Ierino.  

“Thankfully, due to the rapid hardening of the Nitomortar 903, it was not a problem.” 

Long-term UV resistance   

With the car park fully exposed to the elements, UV stability was essential.   

“The UV protection provided by Nitoflor PA was key,” Ierino said.  

“Without it, we couldn’t have delivered a surfacing solution that would last in this environment.” 

Non-slip safety   

To ensure the safety of patients and visitors, anti-slip grains were added to the base coat.   

“The Nitoflor FC150 HP gave us a tough, satin-finish surface that looks great and handles vehicle traffic with ease.” 

Products used 

  • Nitomortar 903 – Solvent-free epoxy primer with fast hardening and chemical resistance   
  • Nitoflor FC150 HP – Heavy-duty epoxy floor coating with anti-slip media   
  • Nitoflor PA – UV-stable, fast-curing polyaspartic topcoat   
  • Dulux Roadmaster – Durable, high-visibility line marking paint
