Western Sydney industrial hub approved

The NSW Government has greenlit a $139 million plan for infrastructure development around the soon-to-open Western Sydney International Airport.

Approved as a State Significant Development, the 19.4-hectare Barings Luddenham Industrial Park will deliver more than 63,500 square metres of warehouse and office space across seven buildings.

The estate will also feature new estate roads, open space areas, stormwater management infrastructure, and waterway rehabilitation, supporting broader environmental and connectivity goals for the precinct.

Once operational, the park is set to sustain hundreds of permanent roles in logistics, operations, and related industries.

Deputy Premier Prue Car says the development is about more than just warehouses – it is about fuelling long-term employment and investment.

“This project is a key step forward in activating the Aerotropolis and creating the jobs of tomorrow,” she said.

The project comes amid surging momentum in the Aerotropolis, with $14 billion worth of private development applications in the pipeline and major public investment, including over $1 billion to establish Bradfield City Centre.

Planning Minister Paul Scully has described the estate as “vital space for logistics” that will help power the region’s economic future.

The estate’s approval also highlights the role of the Special Infrastructure Contribution (SIC) levy, which funds roads, schools, hospitals, and open spaces.

Current SIC rates in the area for industrial developments are $234,583 per hectare, which the government says is supporting the area’s rapid transformation into a major high-skill employment hub.
